Needville, Texas
The Fort Bend County that the suburbs have not reached yet: farming and ranching country, its own school district, and Brazos Bend State Park as its backyard.
Needville is the Fort Bend County that the suburbs have not reached yet: a small farming and ranching town in the county's southwest corner, its own school district, and Brazos Bend State Park as its backyard. People come here for land, quiet, and room between neighbors.
How the Needville market behaves
Needville is a thin market. Few homes sell in any given month, so pricing runs property by property: land value, acreage, and condition matter more than any median. Good acreage homesites draw buyers from across Greater Houston, and they can take patience to find and to sell. The exact numbers change every month, so use the listings button below for live homes, and ask me for the current read.
What is it like to live in Needville, TX?

Needville still runs on agriculture: cotton and cattle country, Friday night football, and a Main Street that serves the farms around it. Most homes sit on real lots, a half acre to several acres, and the roads out of town are lined with working land, much of it in families for generations. This is also my Southern Trust Land Team country: the acreage, ag exemption, and land questions that are side notes in the suburbs are the main event here.
Why do people choose Needville?
What to love
Space and price per acre that the eastern side of the county cannot offer, small town schools, and in most areas no master planned HOA structure over the property.
Local lifestyle
Farming and ranching rhythms, Friday night football, Main Street errands, and neighbors you actually know.
Things to do
Brazos Bend State Park, minutes away, with its trails, lakes, alligators, and the George Observatory, plus Needville's own community events through the year.

Where is Needville, and how do you get around?
Needville is a driver's town, full stop. FM 762 and SH 36 connect to Rosenberg and Richmond, and US 59 / I-69 from Rosenberg is the Houston route. Folks who move here trade commute minutes for land on purpose, and they should make that trade with their eyes open.
What types of homes will you find in Needville, and what do they cost?
In town homes
Older farmhouses and ranch style homes in and near town, the attainable end of this market.
Homes on acreage
Manufactured and site built homes, barndominiums, and ranch homes on a half acre to several acres along the farm roads.
Raw land
Tracts from a few acres up, much of it working agricultural land, where true custom builds on family land are common.
Pricing, in relative terms: Two different markets share this page. In town homes price like small town Texas, while acreage prices by the acre, the road frontage, and the utilities. Use the listings button below for today's live prices.
Which schools serve Needville?
Needville has its own district, Needville ISD, a single small town system where the high school is a center of town life and classes stay smaller than the big suburban districts. Before you fall for a property, we confirm the exact schools zoned to that address with the district, in writing.
Buying a home in Needville: what is different here
The land homework comes first.
For acreage we verify the survey, restrictions, water well and septic, and flood plain before the option period ends, not after closing.
Ag exemptions change the tax math.
We check whether an ag exemption is in place and what happens to the tax bill if the use changes, including rollback exposure, because the difference can be dramatic.
The tax stack runs lighter here.
In much of Needville the stack is county, school, and drainage without a MUD. We pull the full stack on every property to confirm.

Frequently asked questions about Needville
Is Needville a good place to buy land in Fort Bend County?
It is one of the best places left in the county to buy acreage at a working land price, which is why both families and land buyers watch it. The homework matters more here than in a subdivision: surveys, access, utilities, flood plain, and ag exemption status decide what a tract is really worth, and that homework is the core of my land practice.
What is an ag exemption, and why does it matter in Needville?
Land used for agriculture is appraised on its productive value instead of market value, which can cut the tax bill dramatically. If the use changes, the county can reclaim several years of the difference in rollback taxes. We confirm the exemption status and the rollback exposure on any tract before you buy, not after.
How far is Needville from Houston and the suburbs?
Rosenberg and Richmond are the nearest towns, Sugar Land a bit further, and downtown Houston is a drive most residents make only for work or special trips. Most Needville residents do their big shopping and medical trips in Rosenberg, Richmond, and Sugar Land.
Does Needville flood?
The Brazos River and San Bernard River watersheds cross this part of the county, so flood questions here are tract specific, not town specific. We check the flood map, the seller's disclosure, elevation, and an insurance quote on every property before the option period runs out.
